Postion 1) Contracts manager

1st Builders Cambridge is looking for an experienced contracts manager to help win new building contracts, then managing to completion. The candidate will have excellent communication, organisation, maths and basic IT skills. A keen knowledge and understanding of construction will be imperative for this role as will keeping jobs on schedule and within budget. You will also need good problem-solving skills and previous experience working with contracts and the public.

Work activities
As a contracts manager, you will be responsible for many contract’s simultaneously at different stages of work and negotiation.
You will be the main point of contact for clients, site foremen and subcontractors. Reporting directly to the managing director.
Your main responsibilities will include:
• Meeting with clients to understand their requirements
• Compiling estimates, including budgets and timescales
• Contributing to work planning, briefing project teams and contractors
• Ordering materials at preferential rates
• Agreeing any additional work to be done within set timescales
• Compiling information for invoicing
• Supplying information to resolve disputes if they arise
tendering for new business
• Identifying areas for improvement in existing contracting processes.
You would work closely with other construction professionals.
Working hours and conditions
You will work 40 hours a week, Monday to Friday.
Mainly office-based, but will make regular site and client visits.

Income
£50,000-60,000 OTE
Basic salary is £20,000 – £25,000 with a generous commission plan.

Entry requirements:
Experience working with contracts, or a background in engineering or construction management may be acceptable. Experience in building site management or quantity surveying may also be considered.
If you have project management experience from other industries, we may have a position as a trainee contracts Manager.

Position 2) Site Foreman / Manager

1st Builders Cambridge is looking for a professional general builder. The candidate will have excellent communication and organization skills. Be polite and considerate at all times to the client’s needs and the rest of the team. Be able to follow work schedules on time and to a high standard. You must be motivated and also motivate others around you.

Work activities
As a site foreman, you will be responsible for the entire building contract from start to finish. You will manage the build and clients expectations. You will liaise with the contracts manager and other contractors.
Your main responsibilities will include:
• Setting out the project and following drawings.
• Checking all materials have been ordered ahead of time.
• All tools and staff are on site when and where required.
• This is a working roll you will be motivated and hard working while making sure everyone else on site is working just as hard.
• Help manage customer’s expectations.
• Constantly check work is done properly and to a high standard
• Maintain a clean and tidy work space
• Retain any delivery notes or invoices
• Be green and not waste materials
• Identifying areas for improvement on site.
• Keep and eye on health and safety at all times
You will work closely with other construction professionals.
Working hours and conditions
You will work 40+ hours a week, Monday to Friday. Site based.
Must provide own power and hand tools and equipment.
Must have own vehicle and insurance.
Income
£1,000+ per week

Entry requirements
Have a minimum of 10 years experience in the building industry. Have a trade behind you with city and guilds or equivalent qualification. Be able to provide evidence of working and managing building jobs.
